If there’s anything real estate entrepreneur Reno Davis understands better than most, it’s the importance of social media in the property industry. And with over three million followers on Instagram, you could say he’s quite the expert in the field. The “how” and “why” are the most crucial elements. How did he get so many followers, and why is it so important?

Reno’s life hasn’t always been so prominent, and just a few years ago, he was working as a landscaper earning $20 an hour. With perseverance, and a high sense of fashion, he’s since built an empire – and social media has played a massive role in this.

Tuning into his Instagram, you’ll find images of Reno in all the top brand names, Dior, Dolce, Burberry, and Gucci (just to name a few). You’ll even see him standing next to his brand-new Jaguar F-Type. But how he got to this stage is the most intriguing part.

He wasn’t born to millionaire parents. He worked hard to get where he is – joining the Florida property market as a real estate wholesaler just a couple of years ago. And he works hard every day, running his own business with dozens of employees, finding leads, and completing the marketing so he can close the deals. Sun up until sundown.

He also ensures his social media is updated regularly and targets the right audience – attracting new high-end clients who are wowed by his social etiquette.

“Your appearance is everything, and you always want to look your best, especially when it comes to first impressions,” he says.

This brings us to the why. Why is it so important to have great social media if you want to work in the real estate industry? Quite simply – it’s a competitive market, and if you want to stand out, you must make that happen yourself.

“I like to stand out from the crowd,” Reno says. And wearing designer clothes, bright colors, fancy cars, and posting it all on social media represents who he is as a person and brand, “You get what you pay for.”

He’s not alone, either. According to a study by the National Association of Realtors, 77% of real estate agents actively use social media in some way, predominantly to find new clients and close deals.

“Your social status goes a long way,” he says. “It’s a way for you to network, interact with people, and show them who you are.”

The rise of digital technology in real estate means traditional methods of marketing (letterbox drops and newspaper ads) are losing prominence. Social media marketing is a powerful tool that allows agents and wholesalers to reach large, quality audiences – fast. It’s also affordable. A newspaper advertisement, for example, might cost you $300 and reach a circulation of 3,000 people. An Instagram or Facebook advert, on the other hand, which costs you $300 has the potential to reach 300,000 or more.

Real estate is a visual business, and people are drawn to things that are “pretty” or different. If you can make your social media stand out, it’ll give you an edge of the competition. And the best advice Reno has to do this?

“Take good pictures to build a following. Go to events that are going to get clicks and views. Wear flashy clothing and include professional shots on your page. Boost your posts to get your ads noticed and join a group chat so they can promote your posts on their story.”
